The Bhubaneswar Development Authority (BDA) has recently launched the online application process for its much-anticipated Ekamra Residency housing project located in Subudhipur. This initiative aims to provide modern living spaces, but the pricing has raised concerns among potential buyers, particularly within the middle-class segment.

Pricing Concerns for Middle-Class Families

The cost of the apartments ranges from approximately Rs 78 lakh to Rs 96 lakh, which has disappointed many prospective homebuyers. The first phase of the project offers 496 apartments, including 208 2BHK units and 288 2BHK-plus-study units. Despite the appealing amenities, the pricing appears to be out of reach for many lower and middle-income households.

Amenities and Infrastructure

Spread over 7.34 acres, Ekamra Residency is designed with various amenities such as covered parking, a community center, a gymnasium, a rooftop swimming pool, and security arrangements. While the project boasts quality infrastructure, real estate experts suggest that the pricing is more aligned with larger private developments rather than affordable housing.

Application Process and Requirements

Interested applicants can submit their applications until October 31, with an application fee of Rs 10,000 and an earnest money deposit of Rs 2 lakh required at the time of submission. The BDA emphasizes that the project benefits from its strategic location and connectivity to essential services, making it an attractive option despite the pricing challenges.
